Perth First Home Buyer Grants: What’s Available and Who Qualifies

Perth first home buyer grants are the simplest money a buyer will ever be offered, and the most commonly misunderstood. The amounts, thresholds and conditions are set by government and can change, so the figures below describe how the schemes work rather than what you will receive. Confirm the current settings before you rely on any of it.

The two main forms of help

First, there are direct grants: a payment made when you buy or build a home within price and eligibility limits. Second, there are concessions on transfer duty, which is often the larger benefit of the two and the one buyers underestimate.

Because stamp duty on a typical Perth house runs into tens of thousands of dollars, a concession can matter more than the grant itself. Ask your conveyancer to calculate both before you set your budget.

Eligibility usually turns on four things

  • Whether you have owned property before, in Australia or overseas.
  • The price of the property, against the current cap.
  • Whether you will live in it as your main residence.
  • Your residency and visa status.

Buying with someone who has owned before can reduce or remove your eligibility, and overseas property ownership counts. Both points catch buyers out.

Perth first home buyer grants and the deposit

Buyers sometimes assume the grant arrives in time to fund the deposit. It generally does not, because it is paid at settlement or shortly after. Plan the deposit from your own savings and treat the grant as money that improves your position once you own.

Lenders mortgage insurance is the other cost that surprises people. A deposit below twenty per cent usually triggers it, and it can add a meaningful sum to the loan.

Where the rules get strict

Price caps are the most common tripwire. A property slightly above the threshold can wipe out the concession entirely, which turns a small stretch in budget into a large extra cost. If you are near a cap, the numbers need checking before you make an offer, not after.

Building also has its own conditions, including requirements around the contract and construction timing. Owner builders and some arrangements fall outside the schemes altogether.

A sensible order of operations

Get pre-approval first so you know your borrowing limit. Then work out what the concession would save at your price point and whether buying slightly below a cap is worth more than buying slightly above it. Then choose the suburb with the deposit you actually have.

Our Perth suburb checklist before buying helps with that last step, and our Perth property settlement process guide covers what happens after your offer is accepted.

Common mistakes that cost buyers the concession

The first is buying slightly above a price cap because the house was the best one available that weekend. The saving on transfer duty often exceeds any improvement in the property, and the decision cannot be undone after settlement.

The second is assuming eligibility based on a conversation rather than a written confirmation. Schemes change, definitions are precise, and a broker’s summary is not the same as the revenue office’s assessment.

The third is forgetting that a partner’s ownership history counts. Two buyers purchasing together are assessed on both circumstances, not just the one who has never owned property.

One last practical note: keep every document from the application in one folder, including the contract, the approval and the settlement statement. If a question arises later, having the file complete is far easier than reconstructing it from emails.
