The Perth Property Settlement Process, Week by Week

The Perth property settlement process looks simple on paper: offer accepted, paperwork signed, keys handed over. In practice it is a sequence of deadlines that depends on other people doing their jobs on time, and most delays come from something that could have been anticipated a fortnight earlier.

Here is how the weeks usually unfold, and where to pay attention.

Week one: contracts and the clock starts

Once the offer is accepted, the contract is prepared and signed by both parties. Settlement dates in Perth are negotiated rather than fixed by law, and forty five to sixty days is common, though shorter periods happen when a buyer is ready and the seller is motivated.

This is when finance and inspections are formally triggered. If your building, pest or strata inspection clause has a deadline, diarise it immediately, because the dates are contractual and missing them costs money.

Weeks two and three: the work behind the scenes

Your lender values the property, which means an inspection is scheduled. The valuation can come in at, above or below the purchase price, and a low valuation is the most common reason finance gets renegotiated at this stage.

Inspections happen in this window too. Any issues found need to be negotiated quickly, whether that means a price adjustment, a repair request or walking away under the clause.

  • Confirm your lender has received the contract.
  • Book inspections as soon as the contract is signed.
  • Return any document requests the same day they arrive.

Week four: formal approval

Unconditional approval is the milestone that lets everyone relax. Until it arrives, nothing else is certain, and buyers should avoid committing to removals or new furniture before it does.

If approval is delayed, it is usually because a document is missing rather than because anything is wrong. Chasing your broker for the specific outstanding item is more useful than waiting.

Week five: the Perth property settlement process moves to the conveyancer

Settlement is largely a conveyancing exercise from here. Title searches, transfer documents, stamp duty and the settlement statement all get prepared, and you will be asked to sign a stack of paperwork and pay the balance.

Book removals for the day after settlement rather than the same day. If anything slips, you want room to move rather than a truck parked outside a house you do not yet own.

Week six: settlement day

Funds transfer, the title changes hands and the agent releases the keys. Settlement usually happens electronically and often completes by early afternoon, though confirmation is what matters rather than the time.

What actually causes delays

Most hold-ups trace back to one of four things: a late valuation, an unanswered lender request, a strata report raising questions, or a buyer’s deposit not being available when needed. All four are manageable if you find out about them in week two rather than week five.

Our Perth building inspection guide covers the inspection stage in more detail, and our first home buyer grants guide explains what support may apply.

Staying in control from offer to keys

Buyers who settle smoothly tend to share one habit: they keep a single list of every deadline in the contract and check it every Monday. Finance dates, inspection periods, the strata review and the final inspection all sit in one place, and nothing depends on memory.

It also helps to know who is responsible for what. The agent handles the contract, your broker handles the lender, the inspector handles the building, and the conveyancer handles the title and the money. When something slips, knowing which of those four to call saves days.

The final inspection deserves its own note. Book it in the last few days before settlement and confirm that anything agreed in the contract has actually been done. It is the last chance to raise an issue while the seller is still obligated to act.
